Bedroom count isn't a scraped field on any portal - it's read from each listing's own title text (e.g. "2-стаен"), so a listing whose title doesn't state it won't match a specific bedroom filter. Leave it on "Any" to include those too.

Built entirely from imotenradar's own scraped listing history (price, status, days on market) - no new data source.

    Not built here: Agent Properties tile. This would list every property tracked from a given real-estate agent/agency, but no agent/agency name, phone, or contact field is scraped anywhere in imotenradar's data today (checked the full field union across all 8 data/leads_*.json files - confirmed absent, same gap backlog item 9's listing-detail Agent panel already flagged and left unbuilt). Needs new scraper work before this tile can show anything real.

    Preferences

    Settings that configure how the features above behave. Stored only in this browser (no login, no account) - the same local-only pattern as Saved listings, Lead Generators, and the Pipeline. Clearing your browser data resets everything here back to its default.

    Bulgaria already uses metric units natively (m², km) for surface area and distance, so imotenradar doesn't need the mile/km or ft²/m² unit toggle Property Filter's UK build has to support - one less setting to carry.

    Applies to the main results grid, Saved listings, and Hottest deals. Card content is unchanged - only how many fit per row.

    Purely cosmetic - a fixed 1.95583 BGN = 1 EUR conversion applied for display only, everywhere a price is shown (results grid, listing detail, Pipeline, Comparables, Market Data). imotenradar's own data is unaffected either way.

    Tune the 🔥 Hot / Warm motivation-score cutoffs used on badges across the site (results grid, Home, Dashboard, listing detail). See Help > Motivation score for how the underlying 0–100 score is computed - these two fields only move the badge thresholds, not the formula itself.

    Warm is always kept below Hot - raising Warm above (or to) your Hot value will pull it back down automatically. Default: Hot ≥40, Warm ≥15, recalibrated against imotenradar's real score distribution (see Help).

    Defaults applied every time you open "Add New Lead Generator" - nothing here affects generators you've already saved.

    imotenradar doesn't scrape rental listings yet, so "To Rent"/"Both" generators won't have real matches until that changes (see Help) - kept here so the default is ready when it does.

    Pipeline stages and tags are already fully user-configurable (arbitrary length, your own names/icons/colors) directly from the Pipeline board - this is the same "Manage stages & tags" screen, surfaced here too since it's a genuine Preferences-level setting.

    imotenradar has no login and no backend notification service (no email, no push, no server-side scheduled jobs reading your data) - everything here is an in-app-only signal computed live in your browser each time a page renders. The one such mechanism today is the orange "N new" badge on Lead Generator cards, driven by lastCheckedAt (set whenever you click "Check Leads") against each match's first-seen date.

    Turning this off still tracks new matches internally (nothing is lost) - it just hides the badge if you'd rather check manually. The green "N matches" total badge always stays visible either way.

    Default assumptions pre-filled into the BTL Stress Test tab on every listing's detail page - all editable per-listing at calculation time, these just set the starting point. Illustrative Bulgarian-market figures, not live rates - confirm actual terms with a bank or mortgage broker.

    Not applicable yet - flagged plainly rather than built. imotenradar has no calendar view, no Google Calendar connection, and no iCal feed anywhere in the app today, so there's nothing here to configure. The closest existing feature is per-listing Reminders (a date + note, shown on the Home dashboard) - see Dashboard > Reminders. A real Calendar settings screen only makes sense once (or if) a calendar view or external calendar sync is actually built.

Saved listings, Lead Generators, Reminders, and the Pipeline already work fully in this browser with no account required, and will keep working exactly as they do now no matter what you do on this page.

    What is this?

    Imoten Radar scrapes apartment-for-sale listings across Sofia from 7 portals plus nationwide court-ordered property auctions, tracks each listing's price history over time, and surfaces the ones most likely to be a motivated-seller deal.

    imoti.net, alo.bg, homes.bg, imot.bg, olx.bg, bazar.bg, imoti.bg, sales.bcpea.org. imoti.net and alo.bg refresh every 24 hours (they're large sites with 300+ pages each); the other 6 refresh every 6 hours. sales.bcpea.org lists public property auctions ("публични продани") run by court-appointed enforcement agents nationwide - its price is a legal minimum starting bid, not a negotiable asking price.

    Motivation score

    A 0–100 score across five signals, each capped from real distributions measured against the live tracked dataset, not guessed:

    • Relisted (up to 25 pts) — 10 points for having been delisted and relisted at all, plus up to 15 more if it came back cheaper (capped at a 15% price cut).
    • Distinct price reductions (up to 20 pts) — capped at 3 separate cuts, not just whether it was ever reduced.
    • Size of the price drop (up to 20 pts) — capped at a 20% total drop.
    • Days on market (up to 20 pts) — capped at 180 days. Most listings score low here right now simply because nationwide tracking is still young (most inventory has only been tracked a few weeks) - not because they're not stale.
    • Below the area average price/m² (up to 15 pts) — capped at 40% below average, and only counted when that figure isn't already flagged ⚠️ Unverified (a likely data error, not a real bargain).

    When a listing has no usable area-average figure (roughly 4 in 10 listings today, mostly on portals with sparser size data), the other four signals are rescaled to still reach 100 rather than capping that listing's ceiling for a data gap outside its control. We still can't tell a listing that sold and was relisted by a new owner apart from one that simply failed to sell and came back unchanged - relisting is a real, now-scored signal, but an ambiguous one, not a confirmed "failed sale" flag. Multi-portal listing (the same property posted on more than one site at once) isn't factored in yet. Treat the score as a strong first filter, not a verdict.

    Badges

    • 🔥 Hot deal (≥40) / Warm (≥15) — motivation score thresholds, recalibrated against the real achievable range now that days-on-market is still compressed (see above); editable in Preferences > Search Results if you want to tune them for your own strategy - these will likely need revisiting again as tracking history matures too.
    • X% below/above area avg — this listing's €/m² vs. the average for its area, across all sources.
    • ⚠️ Unverified price — the €/m² is far enough from the area average that it might be a data error (e.g. a misparsed price) rather than a real deal. Worth double-checking against the original listing.
    • ↓ X% since first seen — price has dropped since this listing was first scraped.

    Land registry

    The "Check land registry" link opens Bulgaria's official land registry portal. You'll need the exact address from the listing page, a free account, and pay a small fee per search — this app doesn't automate that lookup.

    Duplicate listings

    The same apartment is often cross-posted to several portals. Listings that match closely enough on price, size, and area are automatically combined into one card — the "+ portal" badges show where else it's listed, and its detail page has a small button per source to switch between each portal's own photos, price, and description. This is a best-effort match (no photo comparison, just price/size/area), so it can occasionally miss a real duplicate or, rarely, combine two coincidentally similar listings.
